With the successful repositioning of a number of landmark properties within our core markets already under our belt, T. Stacy & Associates is looking to expand our acquisition efforts. Our Opportunity Fund approach leads to pursuing well-located properties that have upside through renovation or repositioning.

Acquisition Criteria

Product Type: Office is our preferred product type, with strong consideration also given to retail, hotel, multi-family/condo and industrial. Land and development deals are also a key focus.
 
Strategy: Acquire class A and B value added properties. The desired upside can be achieved in several ways, such as in-place below market rents, a majority of the leases rolling during the hold period, more efficient management, vacant buildings, and/or repositioning of the asset by capital infusion.
 
Minimum Deal Size: $7,500,000
 
Hold Period: 2-7 years
 
Leverage: 60%-80%
 
IRR Target: 15%+
 
Geographic Preference: All major US markets with 20m+ square feet of office inventory will be considered.
