Our Value Enhancement approach leads to pursuing well-located properties that have upside through renovation or repositioning.

Acquisition Criteria

Product Type: Office is our preferred product type with strong consideration also given to any other product type that exhibits value-add characteristics.
 
Strategy: Acquire distressed or underperforming properties with upside potential. The desired upside can be achieved in several ways, such as in-place below market rents, a majority of the leases rolling during the hold period, more efficient management, vacant buildings, redevelopment and/or repositioning of the asset by capital infusion.
 
Minimum Deal Size: $5,000,000
 
Hold Period: 2-7 years
 
Leverage: 40%-70%
 
IRR Target: 15%+
 
Primary Target Markets: Austin, TX
San Antonio, TX
Dallas, TX
Houston, TX
 
Secondary Target Markets: Other markets in Texas
